Terms and Conditions
A deposit of 30% is required at time of booking and the remaining balance 4 weeks before arrival (payment schedules differ for weddings and large groups).
In the event of cancellation before total balance has been paid, deposit payment will be reimbursed only if the property is rebooked.
In the event of cancellation after full payment has been made, no refund will be given.
We strongly encourage guests to take out some form of travel insurance.
In the case of forced cancellation due to Government imposed Law restrictions or infection and natural disasters, the client will not lose their payment but will be offered to move the dates of their reservation or receive a voucher valid for dates up to a year after his reservation.
Bookings are generally taken on a weekly basis from Saturday to Saturday during high season (July-August and September). For the rest of the year there is a minimum stay of 4 nights. Prices include linen, towels and pool towels (one per person) during the swimming season, with a weekly change of laundry for bookings of more than 7 days.
Central heating is extra in the winter months, when necessary.
Small or medium sized pets are allowed upon request.
Smoking is prohibited inside all properties.
Extra beds are available on request at a cost of €50 per night.
Baby cots are available on request at a cost of €30 per week.
We can organize private breakfasts, and Typical Tuscan dinners on request only for groups.
The swimming pools is open between the 20/05 – 31/9, however these dates may vary depending on weather conditions.
The properties must be treated with care and respect and left in a normal state of cleanliness. All rubbish must be left tidy and sorted into the separate recycling bins provided before departure.
All guests are requested to preauthorize a security deposit payment of €300 by credit card on arrival, which will be held until check-out and only used in the case of damage, unpaid bills, or compensation for extra cleaning.

Check-out before 10am in the morning on the day of departure.
In the event of early or late arrivals, please inform reception in advance, our office hours are 9.30-18.30. As we do not have a 24-hour reception, we would ask late arrivals to give us prior notice in order to make alternative arrangements for check-in and key collection.
